The education loan document checklist that prevents three weeks of delay

Every document banks and NBFCs ask for, why they ask for it, and the six paperwork gaps that cause most sanction delays.

Sanctions rarely fail outright. They stall. And they almost always stall on paperwork that could have been fixed weeks earlier. Here is the complete list, grouped the way lenders actually review it.

Student documents

  • Photo ID and address proof (Aadhaar, PAN, passport).
  • Passport-size photographs.
  • Class 10 and 12 marksheets and certificates.
  • Degree marksheets for all semesters, plus the provisional or final degree certificate.
  • Entrance and language test scorecards where applicable (GRE, GMAT, IELTS, TOEFL, NEET, CAT).
  • Admission letter, offer letter or I-20/CAS/CoE depending on the country.
  • The official fee structure or cost of attendance from the institution.
  • Scholarship or assistantship letters, if any.
  • Gap justification if there is a break in education or employment — a simple signed explanation with supporting proof is usually enough.

Co-applicant documents

  • Photo ID, address proof and PAN.
  • Relationship proof with the student.
  • Salaried: last three months' salary slips, Form 16 for two years, and six to twelve months of bank statements for the salary account.
  • Self-employed: income tax returns with computation for two to three years, business proof or registration, and twelve months of business bank statements.
  • Existing loan statements, if any. Do not hide them; they show up in the credit report anyway and undisclosed liabilities damage credibility.

Property documents, for secured loans

  • Complete chain of title deeds, in original where required.
  • Latest property tax receipt and encumbrance certificate.
  • Approved building plan and, for apartments, the society or builder documentation.
  • Any prior mortgage release or no-dues letter if the property was previously financed.

This is where files go quiet. A missing link in a thirty-year title chain, an unregistered gift deed, or a plan approval that was never obtained can take weeks to regularise. If you intend to pledge property, get the documents reviewed at the very start, not after the sanction is otherwise ready.

The six gaps we see most often

  1. 1Marksheets missing for one or two semesters, usually because the student never collected them.
  2. 2Passport expiring inside the course duration.
  3. 3Co-applicant's bank statements not matching the declared salary, typically because income arrives in a second account.
  4. 4Address proof mismatch between the application and the KYC document.
  5. 5Credit report showing a small, forgotten overdue — a credit card annual fee or a consumer durable EMI.
  6. 6Property tax receipts not in the current owner's name.

How to organise the file

Create one folder per section — Student, Co-applicant, Institution, Property — and name each file plainly, for example "Co-applicant_Form16_FY2024-25.pdf". Scan in colour at a readable resolution, always the full page, never a cropped phone photo at an angle. Lenders re-request anything ambiguous, and each round trip costs days.

Keep originals accessible. Banks will ask to sight originals for KYC and property documents even when the initial submission was digital.

Pull your credit report before the lender does

Both you and your co-applicant should check the credit report early. Disputes take time to resolve, and a single unresolved overdue can change the rate offered or the decision itself. If something is genuinely settled, get the closure letter — the report is not always updated.

After sanction, before disbursement

  • Signed loan agreement and any guarantor documentation.
  • Post-dated instructions or auto-debit mandate.
  • The institution's bank details and remittance instructions for tuition.
  • Confirmation of the disbursement schedule against your semester dates.
